THIS IS A MANDATORY CORE COURSE. Principles is a Texas Real Estate Commission mandatory 30 hour “core” course and is the foundation for the beginning real estate agent. The purpose of the course is to give students a brief synopsis and overview of real estate: what is real estate?, how real estate is transferred and the documents used in transferring it, the federal laws governing real estate agents, owners and lenders, the rules and laws by which real estate agents will perform, the real meaning of representation and how and why properties are appraised. Every new agent coming into the real estate industry will benefit by having a good foundation and understanding of the basics of real estate. Agents must be aware and knowledgeable about the rules and laws in their business. This course will increase the agents’ awareness and will begin to give the student the “big picture” of real estate in Texas. The course will begin with an introduction to Real Estate as this will teach them the rules and guidelines for operating as a real estate agent in Texas.

THIS IS A MANDATORY CORE COURSE. Principles II is a Texas Real Estate Commission mandatory 30 hour “core” course and is the foundation for the beginning real estate agent. The purpose of the course is to give students a brief synopsis and overview of real estate: real estate financing (principles and practice), taxes and assessments, title closing and escrow, real estate leases, real estate appraisal, licensing law and professional affiliations and relationships. Every new agent coming into the real estate industry will benefit by having a good foundation and understanding of the basics of real estate. This course will increase the agents’ awareness and will begin to give the student the “big picture” of real estate in Texas. An overview of financial principles and practices will be discussed. Next the student will be introduced to the terminology and practice of transferring title from one to another.

Appraisal (TREC #0211) This course provides the student with a basic overview of the appraiser licensing process and levels of licensure, basic appraisal terms, understanding value, the three basic approaches to appraisal(market, cost and income), how to construct an appraisal report and a summary of the Uniform Standards of Professional Appraisal Practices.

THIS IS A MANDATORY CORE COURSE. The scope of this course is to provide a clear, practical approach to explaining and filling out the One-To-Four Family Residential Contract and all appropriate addenda for the buyer. It will include an explanation of each paragraph of the contract in layman’s terms, case problems and explanation of the math concepts required when filling out the Residential Contract.

THIS IS A MANDATORY CORE COURSE. Since 80% of residential transactions require some type of lender assistance, a licensee must stay abreast of the changes and current requirements for loan applications and qualifying. This course will bring licensees current on the programs available in the marketplace. Special emphasis will be given to the new FHA qualifying guidelines, changes in PMI (Private Mortgage Insurance), changes in underwriting and processing guidelines because of computerized origination of loans, fico scoring and Reverse Mortgages. The course will cover conforming vs non-conforming loans and the how loans are rated, the advent of computerized underwriting and the significant changes in processing time and qualification guidelines because of it, update on PMI(Private Mortgage Insurance) and FHA loans and finally how Reverse Mortgages can be used to secure a home loan.

THIS IS A MANDATORY CORE COURSE. This course meets the 30-hour Law of Agency core course requirement. This course covers an overview of agency concepts, agreements with buyers and sellers, fiduciary duties, intermediaries, agency termination, employment issues and other required topics.

THIS IS A MANDATORY CORE COURSE. Knowing how to properly qualify a purchaser for conventional, FHA or VA financing, how to properly fill out the earnest money contracts and listing agreements, and how to assist the purchaser in providing an estimate of closing costs are essential in the real estate business. The Texas Legislature passed legislation making “Law of Contracts” a mandatory thirty hour core real estate course so they obviously feel that students who are getting ready to obtain their real estate license need this information. If the students have knowledge of this subject, it will reduce their liability, they will make less errors and they will be more professional in their business. The course will cover what makes a contract legally enforceable, what is expressed v.s. implied contract, what is the difference between void, voidable and unenforceable, the five essential elements of a contract, other terminology the student needs to be aware of when dealing with contract, what happens when a buyer or seller default on a contract.

The Listing Agent is a “soup to nuts” course about how to successfully list, market, sell and close residential real estate. Included in this course are the scripts for contacting For Sale by Owners and Expired Listings, a listing presentation script and many other tools that will guide you through the listing process. This course was created by brokers with years of experience who know how to list property.

The Buyer’s Agent will cover the Code of Ethics and Standards of Practice for Realtors. It will also cover goal setting and time management. Agents will be introduced to the many sources of buyers, how to write ads that will attract buyers to them, how to set an appointment with the buyer, how to hold an open house, how to financially and emotionally qualify the buyer, how to select and demonstrate the property, how to write the residential contract and present the offer, and how to successfully close the transaction so it is a win-win for all concerned.

This is the required course to obtain your broker’s license.  The objective of this course is to assist an individual broker or the operating broker of a large firm to start and operate a real estate brokerage company in Texas by providing you with the state’s rules and regulations with an emphasis on the ethics and legal aspects of the business.

The purpose of Residential Leasing is to give students who are interested in becoming residential locators basic up-to-date information about the locating business. It has been our experience at The Austin Institute of Real Estate that many people entering real estate are interested in residential leasing and we do not have at this point a course that meets this need. The student will gain an understanding of the role of the leasing agent in the real estate industry. An additional purpose of this course will be to help the student be aware of the skills he/she needs to develop to be successful in residential leasing, i.e. attitude, image, communication, product knowledge and building a future referral base. As leasing agents will interface frequently with property managers the students will look at the role of the property manager, their maintenance responsibilities, policies and operational guidelines so the leasing agent can work cooperatively with the property manager.

The Property Management course covers everything from securing property management business and the contracts involved to the marketing and managing of income producing properties for owners. In addition, budgeting and risk management techniques are included for an overall view of the professional life of a property manager.
